Tweelaags vier-/vijfkamer eengezinswoning met berging en royale achtertuin in hartje centrum van Leidschendam

Indeling begane grond
Via een tochtportaal wordt toegang verkregen tot de aan straatzijde gelegen woonkamer van 25m². Plafondhoogte bedraagt 3.20 meter. Aan de achterzijde ligt een aparte kamer. De wand hiervan is eenvoudig te verwijderen, waardoor er een grote woon-/eetkamer (39m²) ontstaat met zicht op de achtergelegen betegelde tuin van maar liefst 96m². De tuin kan worden ontsloten door openslaande deuren. Via de achterkamer (toekomstige eetkamer) wordt toilet, keuken en bijkeuken (thans in gebruik als badkamer) bereikt. De keuken beschikt deels over inbouwapparatuur. Hier bevindt zich ook de Nefit cv installatie. Vanuit de bijkeuken (met opstelmogelijkheid voor wasmachine) wordt eveneens toegang verkregen tot de tuin. In de tuin (oost-ligging) bevindt zich nog een stenen berging.
Indeling eerste verdieping
In de gang, gelegen in het verlengde van het tochtportaal ligt een dichte houten trap die uitkomt op de overloop van de tweede woonlaag. Hieraan grenzen een ruime inloopkast, een badkamer en drie slaapkamers. De achtergelegen slaapkamers hebben een afmeting van resp. 10m² en 8m². De grootste van deze 2 kamers heeft eveneens vaste kastruimte. De slaapkamer aan de voorzijde heeft een oppervlakte van 12.4 m² en beschikt over een inbouwkast. Plafondhoogte is 2.74 meter. De thans naast deze slaapkamer gelegen keuken kan als ‘walk in closet bij de slaapkamer worden getrokken. De badkamer (4m²), is voorzien van een inloopdouche (rainshower), wastafel met spiegelkast, toilet en wasmachine aansluiting; twee lichtkoepels ter hoogte van de overloop en badkamer zorgen voor extra lichtinval.

The Westfield Mall of The Netherlands is nearby, as are daycare centers, schools, and sports facilities. All major roads are within a 5-minute drive. Public transport (buses 45 and 46), including those to Leiden Station and The Hague City Center, is a 2-minute walk away.

Ground Floor Layout
A vestibule leads to the 25m² living room, located on the street side. The ceiling height is 3.20 meters. At the rear is a separate room. The wall can easily be removed, creating a large living/dining room (39m²) with a view of the 96m² paved garden behind it. French doors provide access to the garden. The back room (future dining room) provides access to the toilet, kitchen, and utility room (currently used as a bathroom). The kitchen is partially equipped with built-in appliances. The Nefit central heating system is also located here. The utility room (with space for a washing machine) also provides access to the garden. A stone shed is also located in the east-facing garden.
First Floor Layout
In the hallway, extending from the vestibule, is a closed wooden staircase leading to the landing of the second floor. Adjacent to this landing is a spacious walk-in closet, a bathroom, and three bedrooms. The rear bedrooms measure 10m² and 8m² respectively. The larger of these two rooms also has built-in closet space. The front bedroom measures 12.4m² and features a built-in closet. The ceiling height is 2.74 meters. The kitchen, currently adjacent to this bedroom, could be integrated into the bedroom as a walk-in closet.
